Houston’s East End is quickly becoming a hot spot for young professionals and the creative crowd searching for an old Montrose feel. According to Houstonia Magazine, for around $500,000 in the East End you can get a charming little bungalow, maybe with 2 bedrooms, and if you’re lucky, a study to accompany them.
Sure the East Side, just next to Downtown Houston seems to be the most popular new area, but with some great amenities, moving just outside of the popular spot may be the best bet for new families and young couples.
Settle just further East to Pecan Park, and can you enjoy all that the East End has offer without breaking spending your 401k. Neighborhood Scout tells us the average price of real estate in Pecan Park is about $96,000. However, you can nab a 1940s-1960s era home for only about $60,000. Put a little bit of work into it, and you’ve got yourself resale value and a neighborhood whose property values are only expected to increase.
Nonetheless, if you aren’t necessarily looking to own just yet, the average of rent in the area is about $701, less than 57.6% of neighborhoods in Texas.
City Data tells us that as of 2011 the average household in Pecan Park contains 3.5 people, with 58.5% of them being family households. The average resident of the neighborhood is about 31 years old and is likely to be a employed in manufacturing or as a laborer. According Neighborhood Scout, this neighborhood is filled with diverse cultures with 51.1% of Pecan Park resident employed in those fields.
With a Walk Score of 62, this neighborhood can be navigated on foot and with the use of Houston’s METRO system. It’s considered the 14th most walkable neighborhood in the city. Although it may not be at the top of the list of best family neighborhoods Pecan Park has some schools that stand out for their high-quality and exemplary TEA ratings, including Cornelius Elementary.
Need another perk to Pecan Park? The high speed “super WiFi” technology that came to the area as collaboration between Rice University and Technology For All, a Houston nonprofit that provides free wireless internet access to low-income families. According to the Houston Chronicle, this is was one of the first hotspots created in the US that provided free high speed wireless internet, which is an amazing opportunity for anyone living there.
If you don’t necessarily want to be in the center of the city, but need to be close to the action with easily access to other high traffic areas in Houston, Pecan Park is a more affordable option than it’s surrounding neighborhoods. Prices here have increased slightly in the past couple decades, so it’s definitely time to buy in Pecan Park if you are considering it.
